An Applicant for a Texas Real Estate Salesperson license must: furnish the Texas Real Estate Commission (TREC) with satisfactory evidence of completing 210 hours of education (either live classroom or self study correspondence.)

The first 150 hours must be completed:

• Principles of Real Estate Core Real Estate Course (60 hours)
• Law of Agency (30 hours) 
• Law of Contracts (30 hours)
• An additional Core Real Estate Course (30 hours)

The next 60 hours may be completed 1 of 2 ways:

• Complete 60 hours of college credit (or 2 college courses). To review the approved list of college courses, click here.

Exam Locations

Psychological Systems, Inc. (PSI) administers the computerized Texas Real Estate Salesperson Licensing Exam at the following Texas locations: Abilene, Amarillo, Arlington, Austin, Corpus Christi, Dallas, El Paso, Fort Worth, Harlingen
Houston, Lubbock, Midland, San Antonio, Tyler, Waco.

About the Exam

The exam is a two part multiple-choice exam. The 80-question "National" portion addresses information of a general nature such as contracts, real estate ownership, financing sources, valuation and agency. The 30-question "State Specific" portion covers information unique to Texas, including contract law, agency law, state laws and regulations.

Registration for the Salesperson Exam and the Associated Exam Fee

Once you complete your educational requirements contact PSI for a Candidate Information Brochure. This brochure will contain an Exam Registration Form with a Texas Real Estate Commission (TREC) issued identification number. You MUST have this to register for the State Exam.You must register for the exam online, by phone, fax, or mail. Walk-ins are not allowed. Payment for exams can be made with a Visa or MasterCard, Money Order or Cashier’s Check.

While the test appointments may be made as little as one (1) business day prior to an exam, your chances of getting the date and location of your choice increases the further in advance you register. The fee to take the exam is $59.

Rescheduling or Canceling Your Exam

To reschedule or cancel your exam time, you must call PSI (1-800-733-9267) at least two (2) full business days before the day of your scheduled appointment or you will forfeit your fees.

Items You Must Bring with You to the Exam

• 2 forms of identification with signatures (one must be a government-issued photo identification) Silent, battery operated, non-programmable calculator without an alphabetic keyboard is allowed
• Pen or Pencil (PSI will provide scratch paper which MUST be returned.)

Score Required to Pass the Exam

A score of 70% or better is required on both the "National" and "State Specific" portions to receive your Texas Real Estate Salesperson License.Exam ResultsThe exam is administered on a desktop computer system that eliminates the use of paper and pencil answer sheets. You will receive your official report upon completion of the exam.Reporting Your Test ResultsAfter the exam, please fax your results to Leonard-Hawes Real Estate School at 1-877-332-2631.

The individual must be a citizen of the United States or a lawfully admitted alien, eighteen (18) years of age or older and a legal resident of Texas.A Salesperson is licensed to act on behalf of a Broker, and may not act as a real estate licensee independently. A Salesperson may only work for one Broker in Texas at a time. The Salesperson's License is mailed to the sponsoring Broker, and must remain in the Broker's possession until the Salesperson leaves the Broker's sponsorship. The Salesperson will receive a pocket-sized identification card. Texas does not require an applicant to have a high school diploma or college degree.

1. Submit an Education Evaluation form with copies of your course completion certificates and any college transcripts along with the $20 evaluation fee. You can obtain this form from the TREC website or you can call 1-800-250-8732. Submit a Salesperson’s application by mail or online along with the appropriate fees. If you have a sponsoring Broker then also send in your Request to Sponsor Salesperson Applicant Form signed by your Broker. Schedule your Exam Prep class with Leonard-Hawes and schedule your exam date with PSI, the organization that administers the State Exam. Attend Leonard-Hawes two-day live Exam Prep Class. Pass the State Exam. Fax exam results to Leonard-Hawes at 1-877-332-2631.
2. Your Broker will receive your license in the mail.
