An applicant for the Texas Real Estate Broker's License must meet the following Education Requirements:

270 classroom hours of core real estate courses:

  • Required (Core) Courses:
  • Real Estate Principles and Practices I & II (60 Hours)
  • Law of Agency (30 Hours)
  • Law of Contracts (30 Hours)

Elective Core Courses:

  • Real Estate Appraisal
  • Real Estate Law

Psychological Systems, Inc. (PSI) administers the computerized Texas Real Estate Broker Licensing Exam at the following Texas locations:

About the Exam

The exam is a two part multiple-choice exam. The 80-question "National" portion addresses information of a general nature such as contract law, real estate ownership, financing sources, valuation, and agency law. The 40-question "State Specific" portion covers information unique to Texas, primarily state laws and regulations.

Registration for the Salesperson Exam and the Associated Exam Fee

Once you complete your educational requirements contact PSI for a Candidate Information Brochure. This brochure will contain an Exam Registration Form with a Texas Real Estate Commission (TREC) issued identification number. You MUST have this to register for the State Exam.

You must register for the exam online, by phone, fax, or mail. Walk-ins are not allowed. Payment for exams can be made with a Visa or MasterCard, Money Order or Cashier’s Check.

1. Online: Go to www.psiexams.com and follow the instructions.
2. Phone: Call 1-800-733-9267 Monday-Friday between 7:00 am - 8:00 pm (Central Time.)
3. Fax the Exam Registration Form to 1-818-247-3853
4. Mail: Send either a Money Order or Cashier’s check payable to PSI to:

While the test appointments may be made as little as one (1) business day prior to an exam, your chances of getting the date and location of your choice increases the further in advance you register.

The fee to take the exam is $59.

Rescheduling or Canceling Your Exam

To reschedule or cancel your exam time, you must call PSI (1-800-733-9267) at least two (2) full business days before the day of your scheduled appointment or you will forfeit your fees.

Items You Must Bring with You to the Exam

  • 2 forms of identification with signatures (one must be a government-issued photo identification)
  • Silent, battery operated, non-programmable calculator without an alphabetic keyboard is allowed
  • Pen or Pencil (PSI will provide scratch paper which MUST be returned.)

Score Required to Pass the Exam

A score of 70% or better is required on both the “National” and “State Specific” portions to receive your Texas Real Estate Broker License.

Exam Results

The exam is administered on a desktop computer system that eliminates the use of paper and pencil answer sheets. You will receive your official report upon completion of the exam.

  1. Each Applicant must be a citizen of the United States or a lawfully admitted alien, eighteen (18) years of age or older and a legal resident of Texas. If the applicant is a resident of another state, the applicant must be licensed by that state as a Real Estate Broker.
  2. Individual must furnish the Texas Real Estate Commission (TREC) with satisfactory evidence of successfully completing the following:
    1. 1. Not less than two (2) years active experience in Texas as a licensed Real Estate Salesperson during the 36 month period immediately preceding the filing of the application
      -OR-
      2. If licensed as a Broker in another state, not less than two (2) years active experience as a licensed Real Estate Salesperson or Broker during the 36 month period immediately preceding the filing of the application.

    To Apply for a Texas Real Estate Brokers' License:

  1. Submit an Education Evaluation Form along with the $20 evaluation fee to TREC before sending in the application. You can obtain this form from the TREC website or you can call 1-800-250-8732.
  2. Submit a Broker application by mail or online along with the appropriate fees to TREC. The filing of an application authorizes an investigation of the individual’s background. Information revealed in an investigation may be cause for disapproval of an application even though other requirements for a license are met. If an investigation is necessary, it may not be conducted until the applicant has passed the examination. Once the application has been received, processed and accepted, a Candidate Information Brochure will be mailed to you.
